Acquisition Service

The role of WHR in an acquisition project is to add value and work with the occupier to find their best possible property option and secure it at the best possible price. We understand that as owner occupiers, the running of your business is priority and finding time to dedicate to property is difficult. We understand the various pitfalls and liabilities that can impact an occupier and our role is to ensure that these are limited. We understand that requirements evolve and change and we are responsive to those changes. Our role is particularly beneficial where target property is difficult to locate. We have close and excellent relationships with all Manchester’s property agents and a wide list of clients that enable us to put forward opportunities often before they come to market.

Leasehold Disposals

WHR has a proven track record in advising a range of clients (including institutions, property companies, high net worth individuals and occupiers with lease liabilities). We deal with a full range of types of property from large multi-let estates to large one off instructions and can advise on new leases, sub-lettings and assignments. We are aggressive in chasing and securing tenants, ensuring the best terms for our clients and also provide strategic advice to ensure properties are presented in their best light and better meet the needs of occupiers.

Freehold Disposals

WHR has a proven track record in advising a range of clients (including institutions, property companies, high net worth individuals) in the disposal of their assets on both a Freehold and Long Leasehold basis. We deal with a full range of property types and are aggressive in chasing and securing purchasers and ensuring the best deal on behalf of our clients. We also provide advice to ensure properties are presented in their best light in order to better meet the needs of occupiers.

Development consultancy

WHR has a proven track record of providing strategic development advice to clients who are engaged in any kind of development. WHR is able to advise on green and brownfield sites and can help advise on the right mix of uses, size specification and configuration of individual units and in the assembly of professional teams. We also advise on the development of existing buildings providing clients with in value advice on break up and refurbishment opportunities.

Strategic / Portfolio Advice

WHR has a proven track record of providing strategic advice, hard hitting where necessary, to clients with problematic assets providing a joined up solution including advice on necessary refurbishment, dilapidations, lease re-gears and renewals and marketing advice. We have the resources to provide such asset management advice on large portfolios covering locations across the UK and have recently advised a range of clients including banks and institutions in how to extract best performance from individual assets across their portfolio.
